Terms & Qualifications:

If your application is approved and your move-in date is not immediate, a security deposit will be collected in advance. Subject to the terms and conditions of your Rental Agreement, the Security Deposit is fully refundable with in 30-days of move-out, depending upon the condition of the unit (it terms of damage and cleaning), balance of unpaid rent due and/or any other unpaid financial obligations owing a the time of departure. 


PETS: All dwelling units that allow pets will require an additional $200 security deposit and additional monthly rent as specified in the individual Rental Agreements. Please understand that an unauthorized pet in a dwelling unit is grounds for collection of additional fees and / or immediate termination of lease under our standard rental agreement.


Each person over the age of 18 years who intends to reside in the subject Dwelling Unit must submit a separate Rental Application Form, regardless of familial/marital status or relationship to any other applicant for tenancy.

There is a $25.00 FEE PER APPLICATION which covers the cost of processing your application and obtaining your credit report. If you are financially supported by someone other than yourself or if you have poor/no credit, you will also need a co-signer to complete a Third Party Guaranty Form. There is an additional $25.00 handling fee if a third party guaranty form is required. Any fees must be paid via Money Order or Certified Check. Credit Cards are accepted and additional fees will apply.

Policies and Procedures:
1.    View the interior of the apartment....<--Suggested but not required.

2.    Application Fee is $25.00. The $25 is non-refundable fee that covers the processing of your application and the time and effort it takes to verify the information provided is true.

3.    Applications are processed in the order that they are received. The process generally takes 3-5 business days. We cannot guarantee the availability of any unit you may have seen prior to receiving your application.


a.    Sufficient Income: Income sources may be verified. It is to equal approx. 3 times the rent.

b.    Verifiable Good Credit / Criminal Background Check: A credit check may be obtained for each applicant. 

c.    Good Rental History: We may verify rental history and/or mortgage payments. Please provide accurate names and phone numbers. A larger security deposit or additional funds may be required if the applicant lacks any of the qualifying requirements.

SMOKING: We do not allow smoking in any of our rental apartments. 


Registry of Sexual or Violent Offenders: A registry is available through City and County Law Enforcement Offices or at the state website at: Cedar Villas, LLP reserves the right not to rent to persons who have been convicted of a crime.
